Village seeks input on small area plans

The Village of Pinehurst will hold a Virtual Public Workshop on February 11 at 6:00 p.m. to kick-off the Small Area planning process. Hosted by the Village of Pinehurst and consultants Design Collective, the purpose of this meeting is to provide an overview of the project and to seek public input on areas within the Village that are targeted for potential growth and redevelopment. Participants are asked to register for the virtual workshop in advance at www.vopnc.org/smallarea.

Two Small Area Plans were identified as priorities for further study in the 2019 Comprehensive Plan, known as Envision the Village. Unlike the broad focus of Envision the Village, this Small Area planning effort will be targeted and specific – a deeper dive into the following two focus areas:

• Village Place/Rattlesnake Trail: Located immediately north of the historic Village Center and stretching to NC Highway 211; defined as Focus Area 4 in the 2019 Comprehensive Plan

• Pinehurst South/ Highway 5 Commercial Area: Located immediately south of Lake Hills and Monticello Dr. on Highway 5; defined as Focus Area 2 in the 2019 Comprehensive Plan

As these two locations are some of the last remaining Village areas where mixed-use development can occur, public participation is vital for managing growth in the future. During the workshop, participants will be divided into virtual break out rooms to provide input that will guide plan development.

The purpose of these Small Area Plans is to define the characteristics of future development and to guide change towards a predictable and agreed upon outcome. The Small Area Plans will address land use; building placement and frontages; building heights and massing; streetscapes and street types; open space; pedestrian and bicycle facilities and connectivity; and numerous other considerations. Consultant recommendations will consider impacts and benefits, traffic, revenues and costs, phasing, zoning, development standards, Pinehurst Development Ordinance (PDO) updates, and other implementation strategies.

During the Village of Pinehurst Small Area Plans process, there will be several ways for Pinehurst stakeholders to provide feedback and give input, including surveys, workshops, and Open House events. This will all lead to development and adoption of the two Small Area Plans that will guide future growth in these areas.
